1. MAKE SURE YOU QUALIFY

  • MINIMUM CREDIT SCORE: 650  
    We cannot rent to any tenant with credit less than 650.
    Many properties require a higher score, so please click on the unit in which you are interested to read that unit’s requirements.
  • IF YOU HAVE NO/LOW CREDIT because you are just building your credit:
    As long as there are no negative items on your credit report, most owners will accept you with a double security deposit.
  •  FINANCIAL REQUIREMENT
    INCOME: Submit your 3 most recent paystubs showing your net pay is at least 2.5x the rent (for 1 adult with income, 3.5x the rent for 2 adults with income, 4.5x for 3 adults, etc).
    OR
    SAVINGS: We can add multiple bank accounts together; please upload your 3 most recent bank statements for each account.
    The ending balance for the last 3 months in all adults’ accounts combined must be at least 5x the rent.
  • DO YOU TAKE COSIGNERS?  no, we are not allowed to
    If you cannot meet the financial requirement on your own, the only way to use another person’s income/savings to help you qualify is if they are your ROOMMATE.
  •  SELF-EMPLOYED / STUDENT / ETC.
    Submit your 3 most recent bank statements.  We can add multiple bank accounts together; please upload your 3 most recent bank statements for each account.
    The ending balance for the last 3 months in all adults’ accounts combined must be at least 5x the rent.
    Additionally, submit any documents such as financial aid or a job offer letter using the button labeled “Additional Financial Documents.”
  • I JUST STARTED MY NEW JOB & DON’T HAVE 3 PAYSTUBS YET
    If you have a job offer letter along with your 3 most recent bank statements.
  • INTERNATIONAL STUDENT
    Submit your I-20 along with your 3 most recent bank statements (only if you have already opened a US bank account)

    Everything we have available is posted on our site.  If you saw it online, but it is not on our site, then it has been rented.  We are sorry about that, but we get new listings weekly and hope you will find something else you like just as well!
  • DO YOU KNOW WHAT ELSE IS COMING UP?  not really
    In the Leasing Department, we find out about the property when it is ready-to-rent, and we post them right away.  We get new listings weekly, but we don’t know what is coming up until we are given the keys. 
  •  I KNOW WHERE I WANT TO LIVE – WILL THERE BE A VACANCY THERE SOON?  we can check for you
    Send us a text with the address of the building, and we will reach out to the Property Manager to see if they know of anything coming up.
  •  I JUST WANT TO LOOK.  DO I REALLY HAVE TO APPLY FIRST?
    We do not have keys in our office, so you go directly to the property on your own.  Per our contract with the building owners, we can only send in applicants we are reasonably sure are qualified, so we screen applications and check IDs first.  The unit will be re-keyed before the new tenant moves in.

  2. THE LEASING AGENT WILL SCREEN YOUR APPLICATION AND EMAIL YOU WITHIN 2 BUSINESS DAYS.
    If you haven’t received an email within two business days, please text the number above with your name, and we will check the status of your application.

    If you appear to be qualified (we won’t know until we run your credit & background later), the Leasing Agent will give you an estimated budget, and then you will be able to view any of our vacancies that are within your budget.

  3. FOLLOW THE INSTRUCTIONS IN THE EMAIL SENT BY THE LEASING AGENT.  
    When you see a vacancy (or a few) that you’d like to view, email your Leasing Agent with (1) the address, (2) the day you’d like to go, and (3) a 2-hour time window for your visit.
  • WE DO NOT COLLECT THE APPLICATION FEE OR RUN YOUR CREDIT UNTIL YOU ARE READY TO LEASE
    You can view as many units as you’d like.  Once you’ve found “the one,” you pay the application fee ($45/adult) and we run your credit & background check.
  •  I JUST WANT TO LOOK.  DO I REALLY HAVE TO APPLY FIRST?

  • I CAN’T /REALLY DON’T WANT TO APPLY ONLINE
    You still have to complete the application before you may view properties, but we can give you a paper lease.  However, should you decide to lease with us, all of your information will be uploaded to our system.
  • I GOT MY BUDGET, BUT IT’S NOT HIGH ENOUGH FOR THE UNIT I WANT
    Speak to your Leasing Agent  about adding additional bank statements or paystubs to possibly increase your budget.
  • APPLYING WITH MORE THAN 1 ADULT?
    IMPORTANT: Only the Primary Applicant will be able to make your first payment – your 1st month’s rent and security deposit.  After that, all tenants will be able to pay all or part of the rent each month.

    Primary Applicant: begin the application, and list other adults and children as roommates.

    Adults will be emailed a link to complete their portion of the application.

    IMPORTANT: The Leasing Agent cannot screen your applications until all adults’ applications have been completed.

4. view properties

  • FOLLOW THE INSTRUCTIONS IN THE EMAIL SENT BY THE LEASING AGENT.  
    When you see a vacancy (or a few) that you’d like to view, email your Leasing Agent with (1) the address, (2) the day you’d like to go, and (3) a 2-hour time window for your visit.
  • After your application has been completed & SUBMITTED, the Leasing Agent will review your application and email you within 2 business days.
    The background check takes up to 5 business days.
  • From the time you select a unit until the day you move in: about 7-10 days.

  • How long can you hold the unit – we don’t want to move for another few weeks/months.
    From the time you decide you’d like to move forward with a lease, by permission from the owner we may be able to delay your move-in for 10-14 days, but not more than that.
  • All properties accept vouchers, but the process may take longer.
    Most properties have not yet been set up for the programs, and the paperwork takes some time.
  • We accept vouchers as long as you meet the other rental requirements.
  • Credit 650+.

  • Background Check
    A thorough background check is performed by an outside company.
  • Financial Requirement
    If your voucher does not cover the entire rent, and you are responsible for a portion, you will need to meet the financial requirement for that portion.
  • You can quialify by either your income or your savings.
  •  For Income, submit your last 3 paystubs showing your net pay is at least 2.5x your portion of the rent (for 1 tenant with income.  If there are 2 tenants with income, their combined net pay needs to be at least 3.5x your portion of the rent, for 3 tenants with income, 4.5x your portion of the rent.
  • If your voucher does not cover the entire rent, and you are responsible for a portion, you will need to meet the financial requirement for that portion.
  • For Savings, submit your last 3 bank statements.  The ending balance for the last 3 months needs to be at least 5x the rent

Summary of the Steps to Rent with Beven & Brock Property Management

  • To know if you are qualified & for answers to Common Questions, click on the tabs above.
  • Minimum credit score: 650, though many properties require a higher score.  Find the property on our vacancies page to check the exact required credit score for the unit.
  • You do have to apply first, but we do not collect the application fee or run your credit until you’ve viewed & selected a unit.
  • The same application is good for all units.  Once yours has been screened, if you are qualified you will be given a budget.  Then you may view any availalbe units we have that are within your budget.
  • The Leasing Agent will review your applicaiton & email you within 2 business days.  
  • Didn’t receive the email?  Please text the number above to let us know and we will be happy to give you a status update.

3. View Properties

  • Once the Leasing Agent has emailed you with a budget, any time you see a vacancy you’d like to view, simply email your Leasing Agent and let them know (1) the address, (2) the day you’d like to view, and (3) a 2-hour time window during which you’d like to view.
  • The Leasing Agent will give you a code to a lockbox containing the key that only works during that 2-hour window.
  • Like what you see?  Email your Leasing Agent to let them know you’d like to move forward with a lease.

3. Pay the Application Fee ($45/adult) & wait...

while we run your credit & background checks.  This may take up to 5 business days.
