Most common questions:

Do I really have to apply before I can go inside the unit Yes.  Our policy is that applicants must fill out the application before viewing.  Why?  See below.  Because that is our policy, we cannot make any exceptions, as doing so would be discrimination against all the applicants who applied before viewing.

  • We do not collect the application fee or run your credit unless you decide to lease one of our units.  
  • We do not need your Social Security Number at this time.  If you decide to lease, you will provide it to the Leasing Agent so your credit & background checks can be run.

Can I rent if my credit is a bit lower than 650 (or the required minimum for the property I’m interested in)?  ONLY if 

  1. your credit is low because you are new to the country or haven’t yet established credit.  If there are ANY NEGATIVE ITEMS on your credit report, and your score is less than 650 (or the minimum required by the specific property you’re want to lease), we cannot rent to you.

Is there a separate application for each vacancy No.  The Leasing Agent will screen your application and send you an email.  If you are qualified, you will be able to reply to the email to let the Leasing Agent know which properties you’d like to view.  

I just started (or am about to start) my job – can I rent with a job offer letter instead of 3 paystubsOftentimes yes.  Please upload your last 3 bank statements (it’s OK if you don’t have much savings), and use the button labeled “Additional Financial Documents” to upload the offer letter.  The Leasing Agent will email you as soon as she has screened your application and will let you know if she needs to see anything else.

The unit I want has a minimum credit score of 700.  Can I rent if my credit is lower than that?  Not likely.  There is a chance, such as if the unit has not rented for months, that the owner will approve a credit score lower than the required minimum (700 in this case), but only if it is a few points lower.

What if my roommate/co-applicant has great credit?  ONLY if your credit is low because you are new to the country or haven’t yet established credit.  If there are ANY NEGATIVE ITEMS on your credit report, and your score is less than 650 (or the minimum required by the specific property you’re want to lease), we cannot rent to you.

APPLY BEFORE VIEWING:

Why do I have to apply before I can view a unit?  

We do not go with you to the unit –  we give you access to the keys and you view on your own.  To keep track of exactly who has the keys, we screen your application to verify identity, and then you make appointments for viewing.  If the keys go missing, we know who had them last.  This is better for you, because you can view even when our office is closed – evenings, weekends, and holidays.

 

We check your ID, credit score you state on your application, and the financial documents (paystubs or bank statements) you upload with the application.  Our agreement with the building owners states we will only allow people to view the unit who are qualified to rent it.  This is good for you because it keeps traffic off your freshly-cleaned or brand-new flooring.

 

We used to keep the keys in the office, and you’d leave a copy of your ID and a credit card behind while you checked out the keys, then you’d return to the office to return the keys and get your card back.  Now, we keep the keys (for almost all units) in a lockbox on the front door of the unit.  When you make your appointments for viewing, you will tell the Leasing Agent (1) the address, (2) day, and (3) a 2-hour time window for each unit you’d like to see.  She will reply to your email with codes for each of the lockboxes that work within the 2-hour window.  The new procedure will save you time, because you won’t have to come to our office to get and return keys.

 

**NOTE: The locks will be changed before a new tenant moves in.

INFORMATION / APPLICATION SECURITY:

How do you keep my information secure, and what more can I do to protect my privacy? 

Be Advised:  We have to store your information for 5 years (state law that applies to all management companies), but we will do NOTHING with it.  Once you have decided not to rent with us at this time, it will be cancelled from our system and stored where very few employees can access it.  We will never use it, sell it, or give it away.  THE ONLY REASON we would open your application again would be (1) if YOU later decide you’d like to rent with us and ask us to reactivate your application, or (2) by court order or subpoena (highly unlikely). 

You may put all 0’s for your social security number, and give the number to your Leasing Agent later, if you decide to lease with us.

You do not need a 2nd ID to apply – you may give that to the Leasing Agent later, if you decide to lease with us.

If using bank statements to qualify, you may black-out all but the last few digits of the account number.

If you are using bank statements, we usually only need the 1st page – with the bank’s name, your name, a few digits of the account number, the date, and the ENDING BALANCE.
