GROSS INCOME (combined) = 3x the rent

– minimum requirement: ending balance for last 3 months = 9-12x the rent
– some properties require as high as 12x the rent as your ending balance for the last 3 months
SUBSIDIZED HOUSING: If you have Section 8 or a similar program, you only need to meet the financial requirement (3x gross income or 9-12x savings) for your portion of the rent, if your voucher does not cover the entire rent.

If a unit is not on our vacancies page, it is no longer available.
If it says “application pending,” you may view it and apply as a backup.
Sometimes applicants do not pass the credit or background check, or decide to take a different unit.

We only allow qualified applicants to view the units, so we ask that you apply first. We do not run your credit or collect the application fee until you decide you’d like to lease.
The same application is good for ALL units, and is called “Waitlist.”

4. The Leasing Agent will review your application
You will receive an email within 2 business days.
5. if you have met all the requirements listed above, you will be pre-qualified!
The Leasing Agent will give you a budget based on your stated credit score and income/savings
To determine your budget by your paystubs, we use the average of the 3 MOST RECENT PAYSTUBS s to determine your monthly NET PAY.
To determine your budget by your bank statements, we look at the ENDING BALANCE of each of the 3 MOST RECENT BANK STATEMENTS.
- combined gross income ÷ 3 = budget
- Each ENDING BALANCE must be at least 5x the rent.
- Combined savings of ALL tenants.
- We can add multiple accounts, but need the 3 MOST RECENT STATEMENTS FOR EACH AND EVERY ACCOUNT.

Reply to the leasing agent’s email to set up viewing appointments.
Give them the address(es), day, and a 2-hour time window. (e.g. I’d like to see 123 Fake St #0 on Tuesday between 3 & 5.)
The Leasing Agent will give you a code to a lockbox (usually located on the front door of the unit) which contains a key. The code will work during the 2-hour time window.
NO VIEWING when it’s raining or wet.
For weekend viewings, please schedule by 3pm on Friday. For last-minute requests, please text the number above with your name, the address, the day, and a 2-hour time window. Please let us know your application has already been reviewed.

We cannot, under any circumstances, rent to anyone with credit less than 650.

FINANCIAL REQUIREMENT
1) INCOME: Add together all roommates’ NET monthly income (based on your last 3 paystubs).
- For 1 adult with income, divide NET monthly income by 2.5.
- For 2 adults with income, divide NET monthly income by 3.5.
- For 3 adults with income, divide NET monthly income by 4.5, and so on.
2) SAVINGS: Add together all roommates’ NET monthly income, and divide by 5.
