HOW TO VIEW, APPLY, & Lease with Beven & Brock

CHECK THE RENTAL REQUIREMENTS

CREDIT

Minimum credit to apply & view: 650

Most properties require higher.  Check the unit’s vacancy listing for specific requirement.

NET INCOME = 2.5x the rent (for 1 adult with income, 3.5x for 2, 4.5x for 3, etc.)

SAVINGS: 

– minimum requirement: ending balance for last 3 months = 5x the rent

– some properties require as high as 12x the rent as your ending balance for the last 3 months

If a unit is not on our vacancies page, it is no longer available.

If it says “application pending,” you may view it and apply as a backup.  Sometimes applicants do not pass the credit or background check, or decide to take a different unit.

We only allow qualified applicants to view the units, so we ask that you apply first.  We do not run your credit or collect the application fee until you decide you’d like to lease.

The same application is good for ALL units, and is called “Waitlist.”

4. The Leasing Agent will review your application

You will receive an email within 2 business days.

5. if you have met all the requirements listed above, you will be pre-qualified!

The Leasing Agent will give you a budget based on your stated credit score and income/savings

To determine your budget by your paystubs, we use the average of the 3 MOST RECENT PAYSTUBS s to determine your monthly NET PAY. 

  • 1 adult with income: budget = monthly net / 2.5
  • 2 adults with income: budget = monthly net / 3.5
  • 3 adults with income: budget = monthly net / 4.5
  • and so on

To determine your budget by your bank statements, we look at the ENDING BALANCE of  each of the 3 MOST RECENT BANK STATEMENTS.

  • Each ENDING BALANCE must be at least 5x the rent.
  • Combined savings of ALL tenants.
  • We can add multiple accounts, but need the 3 MOST RECENT STATEMENTS FOR EACH AND EVERY ACCOUNT.

3. make viewing appointments

Reply to the leasing agent’s email to set up viewing appointments.

Give them the address(es), day, and a 2-hour time window.  (e.g. I’d like to see 123 Fake St #0 on Tuesday between 3 & 5.)

The Leasing Agent will give you a code to a lockbox (usually located on the front door of the unit) which contains a key.  The code will work during the 2-hour time window.

NO VIEWING when it’s raining or wet.

For weekend viewings, please schedule by 3pm on Friday.  For last-minute requests, please text the number above with your name, the address, the day, and a 2-hour time window.  Please let us know your application has already been reviewed.

7. when you've selected a unit, pay the application fee & we will run your credit & background checks

8. The building owner will review your application

HOW LONG?

  • From the time you apply until the time you move in: about 10-14 days.
  • From the time you select a unit until the time you move in: about 7-10 days.
  • From the time your application is approved by the owner: we can only hold the unit for you for about 7 days.

CREDIT REQUIREMENT

MINIMUM TO APPLY & VIEW: 650

We cannot, under any circumstances, rent to anyone with credit less than 650.

MOST PROPERTIES REQUIRE A HIGHER SCORE

FINANCIAL REQUIREMENT

1)  INCOME: Add together all roommates’ NET monthly income (based on your last 3 paystubs).

  • For 1 adult with income, divide NET monthly income by 2.5.
  • For 2 adults with income, divide NET monthly income by 3.5.
  • For 3 adults with income, divide NET monthly income by 4.5, and so on.

2)  SAVINGS: Add together all roommates’ NET monthly income, and divide by 5.

Summary of the Steps to Rent with Beven & Brock Property Management

  • To know if you are qualified & for answers to Common Questions, click on the tabs at left.
  • Minimum credit score: 650, though many properties require a higher score.  Find the property on our vacancies page to check the exact required credit score for the unit.
  • You do have to apply first, but we do not collect the application fee or run your credit until you’ve viewed & selected a unit.
  • The same application is good for all units.  Once yours has been screened, if you are qualified you will be given a budget.  Then you may view any availalbe units we have that are within your budget.
  • The Leasing Agent will review your applicaiton & email you within 2 business days.  
  • Didn’t receive the email?  Please text the number above to let us know and we will be happy to give you a status update.

3. View Properties

  • Once the Leasing Agent has emailed you with a budget, any time you see a vacancy you’d like to view, simply email your Leasing Agent and let them know (1) the address, (2) the day you’d like to view, and (3) a 2-hour time window during which you’d like to view.
  • The Leasing Agent will give you a code to a lockbox containing the key that only works during that 2-hour window.
  • Like what you see?  Email your Leasing Agent to let them know you’d like to move forward with a lease.

3. Pay the Application Fee ($45/adult) & wait...

while we run your credit & background checks.  This may take up to 5 business days.
